Home prices fall 5% in cheapest OC areas. How did you ZIP do?

Home prices in Orange County’s most affordable communities were the weakest this spring.

My trusty spreadsheet looked at Attom home sales data for the second quarter in 84 local ZIP codes. When the communities were ranked by the three-month average of median selling prices, the ZIPs in the cheapest third saw prices down 5% in a year to $860,000. The 1,684 total sales were off 4% vs. 2024.

Conversely, O.C.’s priciest ZIPs saw prices rise 4% to $2.1 million, with 2,038 sales – off 3% over 12 months.

Overall, the countywide median price of $1.2 million was up 0.4% over 12 months. Prices rose in 48 ZIPs and dipped in 36.

Total sales of 6,495 were a 3% decrease for the year. Transactions rose in 40 ZIPs over 12 months, decreased in 40 and were unchanged in four.
