Laguna Beach estate on 2-acre blufftop in Three Arch Bay seeks $30M

A Laguna Beach home on a unique 2-acre-plus blufftop promontory in guard-gated Three Arch Bay is on the market for just under $30 million.

The oceanfront house spans 4,061 square feet and has four bedrooms, seven bathrooms and a lower-level, state-of-the-art theater accessible by a lift. That floor was part of an extensive remodel by the current owners in 2008.

Records show they bought the property from Pitzer College in September 2006 for $15 million. They replaced nearly the entire 3,916-square-foot, single-story house with new construction while staying within the original footprint, according to a Coastal Commission document.

The house today features custom hand-carved mahogany garage doors and a matching entry gate that’s round. It opens into a courtyard done in Inca Gold natural stone. There’s a pool with a water feature, massaging jets and an electric cover, alongside a built-in barbecue bar with a Twin Eagles Salamangrill and a retractable Sunbrella awning.

Two fire pits, an outdoor shower, a full outdoor bathroom, a Briomic heater and original art by Laguna Beach artist Marlo Bartels complement the space.

Inside the house, designer touches abound. The main living areas include a custom walk-in wet bar with ice-effect glasswork, handmade West African hardwood cabinetry and a see-through fireplace. The dining room opens to the pool, while the family room provides access to an outdoor view deck.

In the kitchen, an island topped with Brazilian granite complements custom aluminum-finished cabinetry by Bulthaup, two built-in Miele refrigerators and a suite of Gaggenau appliances.

Blue Bahia and Blue Pearl granite adorn the primary bathroom.

Floor-to-ceiling NanaWall glass walls frame views of Dana Point, Catalina Island and the surrounding shore from most indoor areas.

While sheer drops characterize other lots in the neighborhood, this property “stretches seaward” from the building pad in “an elongated steplike feature that is relatively flat, and then ultimately dips again to a sheer cliff,” the Coastal Commission document reads.

A path cuts through a thick mat of plants such as sea lavender, grasses and shrubs dotted by the occasional agave, aloe cluster and Torrey pine.

Other highlights include a four-car garage with an integrated lift, a Kohler gas backup generator, Lutron lighting, Elan audio, an aluminum roof by Future Roof Systems of Canada, fast water-heating systems and a 500-gallon whole-home reverse-osmosis system.
