Santa Ana will have several community meetings this week to gather public input on four proposed major development projects.
The public meetings are required by the city’s Sunshine Ordinance, passed in 2012 and aimed at increasing transparency in city government. The ordinance requires larger development projects to hold community meetings at the start of the process, allowing residents to provide input early on before plans are finalized.
Monday night, KF Future LLC’s proposal to replace the Bristol Car Wash at 2402 S. Bristol St. with a 66-unit housing project was presented to community members. The developer proposes that four units would be reserved for very-low-income households.

KB Homes residential development (1901 E. Fourth St.)
- Tuesday, Jan. 27, at 6 p.m. at 525 North Cabrillo Park Drive, Suite 124
KB Home is proposing a 188-unit, for-sale townhome development that would include shared open space and 407 parking spaces, along with about 400 square feet of flexible commercial space along Cabrillo Park and Fourth Street for uses such as small offices or art studios. The developer is also seeking approval of a Vesting Tentative Tract Map (VTTM), which would allow the project to proceed under current zoning and development rules if regulations change in the future.
One Broadway Plaza (1109 North Broadway)

Developer Mike Harra of Caribou Industries is seeking an amendment to the city’s zoning and approval of a revised proposal for what would be the county’s tallest mixed-use office tower.
The updated plan for the 37-story high-rise would reduce the amount of office space and shift the project’s focus toward adding more housing. It would include 602 residential units, a detached eight-level parking structure with a grocery store and additional office and commercial space.
Aspen Woods Townhome Development Project (2030 East Fourth Street)

The proposal for a 40-unit, for-sale townhome development includes two- to four-bedroom residential units, 100 parking spaces with roughly 80 inside a garage, two areas with public plazas and an interior paseo area. Approximately four of the 40 units available would be reserved for moderate-income households.
The developer is requesting approval of a vesting track map and a density bonus application to allow for more housing units than are currently allowed under the zoning in the area, in exchange for the construction of more affordable housing units.
Part of the request includes reducing the amount of private open space, such as patios or balconies, for each residential unit.
