The Outlets at Orange shopping center is getting a host of new merchants by year’s end, with two brands moving to bigger formats.
Here’s a look at who’s coming or returning to the outdoor mall by the 22 freeway and notorious “Orange Crush.”
Opening in September
Moida: The K-beauty brand features Korean skincare and beauty brands.
Tenshoppe: The LA-based women’s fashion brand was created by the family that created Forever 21. It features an affordable West Coast vibe.
Noi Noa: A charm bar with an accessories collection. It will be the second store in the region.
Chocolate Bash: Crepes, waffles and chocolate-dipped delights are the centerpiece at Chocolate Bash. The company recently was honored with a Small Woman-Owned Business of the Year award by the Small Business Administration.
Opening by the holidays
Skechers: Shifting to a new location at the mall, the shoe retailer will be almost six times larger than its current store. FYI: Its current store is still open next to Torrid.
Vans: The iconic skater shoemaker is opening a new location but is still open in its temporary location across from Market Broiler.

By end of year
Barnes & Noble: The full-service bookstore is relocating from its previous home (which partially burned) on Main Street across from MainPlace Mall in Santa Ana. The new store is taking the place of the former Vans Skatepark at the retail center.

Anaheim Feed coming to Costa Mesa
Costa Mesa continues to bring in new retailers, this time Anaheim Feed and Pet Supply.
The pet food and supply store confirmed last week that it is coming to a shuttered Seiwa Market.
In a statement to the Register, the company said the store, which should be open later this year, marks its second for the family-owned company.
“Our original “big yellow warehouse” on Lemon Street in Anaheim will remain open and continues to be the heart of our business,” the company said.
“If all goes according to plan, we’re aiming for a grand opening toward the end of 2025. As the date approaches, we’ll begin hiring for the Costa Mesa store.”
Interested applicants can watch for openings at anaheimfeed.com/pages/career-opportunities.”
Anaheim Feed opened nearly 80 years ago in 1946. It dropped “&Seed” when it moved in 1978 from downtown Anaheim to its big yellow building on Lemon Street. Curiously, this part of Anaheim is surrounded by Fullerton on three sides.
“We started out as a small feed and seed store serving local farmers and, over the decades, have grown into the family-owned pet supply store many people know today … We’re humbled by the support that’s allowed us to continue growing alongside our customers and their pets. Expanding into Costa Mesa feels like a natural next step, and we’re so excited to welcome new neighbors — both people and pets — into our Anaheim Feed family.”
Address: 3151 Harbor Blvd.
Costa Mesa is also expecting a new Trader Joe’s, the second for the city. The fan-favorite grocery store from Monrovia is coming to a vacant 99 Cents Only Store at 2180 Harbor Blvd.
New stores at South Coast Collection include top-tier appliance and fixtures retailer Ferguson Homes, the smashburger eatery Palms n’ Patties and the furniture maker Joybird.

Last week’s big business headlines
Beach timeshares up for grabs: Orange County’s treasurer is auctioning 114 coastal timeshares to recoup unpaid tax bills. To bid, registrants must pay a non-refundable $35 fee and a refundable deposit of $100 by 1 p.m. Friday, Sept. 12. Minimum bids on the timeshares range from $100-$500, down from the minimum of $1,000 set during the June offering. The timeshares belong to Marriott’s Newport Coast Villas, Laguna Shores, San Clemente Cove and San Clemente Inn.
These classic cars still need to smog: Lawmakers in Sacramento killed a bill supported by car collector and comedian Jay Leno that would have exempted certain classic cars from the state’s smog-check requirements. The Assembly Appropriations Committee on Aug. 29 blocked Senate Bill 712 from advancing for a full vote. The proposal, dubbed “Leno’s Law,” would have exempted owners of classic cars made before 1981 from paying for emissions tests every two years. The exemptions would have applied only to cars with special “historical vehicle” license plates and insured as a “collector motor vehicle,” according to CalMatters.
